Paypal scam-by indicating interest in renting/buying your advertise properties

I had advertise my property through malaysian websites for property and few days later I received a text message from a person (i lost her number unfortunately) indicating her interest in renting/buying my property and ask me to communicate via email as she claimed that her nature of work restrict her to make phone calls and visiting the net. I email her later at night with my property details. She reply me on the same day indicating her strong interest, want to rent my property soonest possible and also provide her brief background. Strangely, she also attached her photo in her first email.

Then, when i replied to her email again, i informed her about my security deposits and i also asked her to provide me some identification i.e. passport detail for me to prepare the tenancy agreement (and also for me to check whether this person is the real one). Surprisingly, she was able to provide her current passport details and even attached her passport front page in the email.

And to my surprise, she was agreed with the security deposits amount without even looking or asking more picture of my property. However, she stated that she prefer to pay using paypal. She asked for my paypal account details and ask me to create one if i had none. From here, i become more suspicious of her intention and then i make some internet search about her including her social accounts i.e. Facebook. When i google, i found 2 reports lodged under this website (www.scamdex.com) about Sujira and that prompt me to ask her further questions to see how far she would go.

I asked her some common basic information that would tell us whether she is really interested in renting or just trying her luck scamming people. These are my basic question to her:
1. please provide me your permanent address;
2. expected date of staying in my house;
3. period of staying (how long plan to stay there)
4. student card/working visa in Malaysia with picture (so that in the case of communication problem, I have extra info to refer to) (this is to ensure that she is/will be in Malaysia)
5. Malaysian bank account number (as i prefer to deal with Malaysian banks)
She was able to answer my first 3 questions but not the other 2 (coz i think genuine tenant who really want to rent will provide all these info without hesitation). Until today, she hasn't come back to me to response on her intention to rent ;)
